Two Types of SBA Loans

  • The SBA 504 loans are commercial estate loans that can be used for assets that promote business growth and job creation, including land, buildings, or long-term machinery.

To qualify for SBA loans, businesses must:

  • Be considered a small business, as defined by the SBA
  • Be engaged in doing business in the United States
  • Meet the current SBA Size Standards, which vary based on the North American Industry Classification System Codes (NAICS).

The loan amounts and terms are based on several factors, including the business’s financial fundamentals, including annual revenues, profit, existing debt, the business’s credit history, the personal credit profiles of the principals, and more.

How Lenders Evaluate SBA Loan Requests

SBA loan underwriting combines the lender’s own credit standards with the SBA’s eligibility requirements. Lenders evaluate the business’s revenue, profitability, existing debt obligations, and cash flow to determine whether the business can support the proposed loan payment. Personal credit scores of all principals with 20 percent or more ownership are also reviewed, as SBA loans require personal guarantees from qualifying owners.

Time in business and business credit history are meaningful factors. Established businesses with at least two years of operating history, clean tax returns, and consistent revenue are the strongest candidates. Newer businesses may still qualify but typically face more scrutiny and may need to provide additional documentation to demonstrate viability.

Collateral is considered but is not always required for SBA loans under a certain threshold. When collateral is required, lenders will look at business assets first, followed by personal assets of the principals. A strong application with clean financials, a clear use of proceeds, and complete documentation moves through SBA underwriting significantly faster than one that is incomplete or inconsistent.

How Do SBA Loans Work?

After processing your short SBA form, our advisors will send you a list of supporting documents required for your financing. i95 Capital will guide you and help you produce and gather these documents. You will typically be notified of a credit decision within a few business days, generally subject to proper third-party verifications.

After receiving and processing these verifications, you will receive the funds in your business banking account.
